11/28/07 Clayton Condo Market Update


Currently there are 191 condominiums listed for sale in the 63105 zip code. There are 29 condos under contract. Only 7 condos have sold since November 1st, reflecting a definite slow down in the real estate market. However, we feel strongly that Clayton continues to be the premiere community in the St. Louis region in which to purchase and invest.


There will be a sharp increase in the demand for rental units over the next couple of years due to several factors: lenders tightening their loan guidelines, the I-64 construction project, the continued growth of Washington University, the decease in rental inventory from condo conversions, and the growth of city of Clayton.
